Before you buy or renovate a home, do a thorough plumbing check, or get a professional to do it for you. Here are a few things to look for.

Buying or renovating a home should be a rewarding endeavour, so don’t let it turn into a nightmare; always do a plumbing check to avoid unexpected repairs or upgrades.

  • Look for dripping taps both inside and outside. Run every tap to look for rust in the water and check they don’t need to be turned off too firmly to stop any drips.
  • Check under sinks and around dishwashers, showers, baths, toilets and laundry tubs for signs of leaks or water damage including any surrounding cupboards or flooring.
  • Turn on showers to check for damage and to listen for noisy pipes.
  • Flush all the toilets to ensure they all work properly.
  • Check ceilings and walls below upper floor bathrooms and toilets for any signs of water damage such as staining or warping.
  • Look for rust or corrosion on the water heater and check the date of manufacture or install (if it is over 10 years old it may need to be replaced soon). Ask when it was last serviced or checked by a plumbing professional.
  • If the property has a septic tank, make sure there are no leaks and check for excessive odour. Also ask when it was last emptied.
  • If you have access, check the pipes under the house and look for any wet areas that could indicate a leak.
  • Check the drainage in the exterior yard for any leaks that could indicate damaged pipes.
  • Ask if the property has lead pipes; these can lead to poisoning and will need to be replaced.

Paying too much for water

Check for leaks around your hot water service, washing machine pipes, dishwasher, taps, toilet cistern, pool filters, outdoor taps and look for spongy damp areas in your lawn. Keep an eye on your water meter, if the numbers are turning while you are not using water, there could be a leak.

Use water efficient appliances and tap ware

Most of us have a New Year Resolution e.g. to lose weight, get fit, detox or live a healthier life, but have you overlooked something?

For all of the above to truly work as effectively, the surrounding environment should be undergoing a transformation as well.

Let’s start with the air you breathe. Your air conditioner has air filters which can be cleaned by removing and gently washing with warm soapy water. If odours remain after you have cleaned them, you need to get the unit professionally cleaned instead.

This is because allergy and illness causing contaminants often find their way deeper inside the unit. Things like mould, pollen, bacteria, pet dander, animal droppings, dust and human skin cells can all build up inside. Thus, whenever you turn your air conditioner on, these contaminants are blown into the air for everyone to breathe in.

If your units are over 10 years old, you should get them replaced by PlumbSpec’s Air Conditioning service.

Is your fridge healthy? Be brutal and give it a thorough clean out. Get rid of all old food, especially the unhealthy kind and give the interior a good clean with warm soapy water. Follow up with a wipe over with 2 tablespoons of white vinegar and 10 drops of vanilla essence mixed with water in a spray bottle, this not only freshens the inside of your fridge, it also helps to protect against mould growth. The same mix can be used in the bathroom and laundry over clean tiles.

Don’t forget to check your windows and window surrounds for mould as well, it can build up in many different places and is often found behind curtains and blinds. If you find any, a good clean with soapy water with a splash of white vinegar will remove most of the stains. If the stains are really bad you could use a little bleach in water but be aware that this may cause some damage to paint and wood surfaces.

  2. Only run your dishwasher or washing machine when you have a full load. Also use the economy setting to save water and energy.
  3. Rinse fruit and vegetables in a half-filled sink of water instead of rinsing under a running tap.
  4. Use a cup when brushing your teeth instead of leaving the tap running.
  5. When shaving, use the plug in the sink instead of rinsing your razor under a running tap.
  6. Check your water meter, if the numbers are turning over while all your taps are off, you may have a water leak somewhere.
  7. Use compost in your garden to help to lock moisture into the soil.
  8. Use a drip system or water plants at their bases instead of spraying the leaves.

  16. Keep your pool covered, more than half your water in the pool can evaporate over the course of a year if you don’t use a cover.
