How to Choose the Right Sized Air Conditioner for Your Room.

Air conditioning is a must have in Australia, so get yours installed or replaced now. But how do you know what is the right size for you?

Air conditioning airflow assessment

False economy:

When installing a new unit or replacing an old one, make sure it is not just energy efficient but also suited to the size of the area it is needed for.

You may save money upfront by installing a unit that is too small for the room but it will end up costing you way more to run as it will need to be constantly working flat out to try and cool down an area that is bigger than it was designed for. This will also mean the the unit will wear out faster. On the flipside, there is no need to install a unit that is too powerful for a small space either. Sure, it will handle the area easily, but so would a smaller unit that costs less and takes up less space.

Energy efficiency is indeed very important but there are many other factors to consider as well, such as sensors that only turn the unit when there is someone in the room, ability to activate the unit via a remote app, so you can have the house cooling off before you get home, or even self cleaning systems that keep those energy efficiency levels high.

New unit placement:

Sometimes, where you would like to place an air conditioning unit in a room may not be the best or most economical location for it. Every home is different, and the right air conditioner will depend on many factors,

Here are just some of those many factors:

  • Distance from the main power board and obstructions along the way. Wiring costs money, as does the labour involved to run wires via alternative routes or to drill through walls or joists that may be preventing access to the power board.
  • How far away the outdoor unit would need to be from the indoor unit. Sometimes it is impractical or even impossible for the outdoor compressor to be placed immediately on the other side of the wall from the indoor unit. Thus, extra piping may be required.
  • Room orientation and restrictions to airflow within the room itself. Having an air conditioner blowing straight into your face while you are watching TV, or onto hot meals at dinner time, may not be ideal. Placing it in a corner to save on piping costs may not be aesthetically pleasing either. Nearby hallways, partial wall outcrops, large light fittings… there are many things that can restrict or ‘hog’ airflow from where it needs to go.
  • Window size and ceiling insulation. Large windows and poor or no insulation will have a big impact on how hard the air conditioner will need to work in order to compensate.

Plumbing Checklist for Home Buyers and Real Estate Agents

Plumbing Checklist for Home Buyers and Real Estate Agents

Plumbing Checklist for Home Buyers and Real Estate Agents.

Before you buy or renovate a home, do a thorough plumbing check, or get a professional to do it for you. Here are a few things to look for.

Buying or renovating a home should be a rewarding endeavour, so don’t let it turn into a nightmare; always do a plumbing check to avoid unexpected repairs or upgrades.

  • Look for dripping taps both inside and outside. Run every tap to look for rust in the water and check they don’t need to be turned off too firmly to stop any drips.
  • Check under sinks and around dishwashers, showers, baths, toilets and laundry tubs for signs of leaks or water damage including any surrounding cupboards or flooring.
  • Turn on showers to check for damage and to listen for noisy pipes.
  • Flush all the toilets to ensure they all work properly.
  • Check ceilings and walls below upper floor bathrooms and toilets for any signs of water damage such as staining or warping.
  • Look for rust or corrosion on the water heater and check the date of manufacture or install (if it is over 10 years old it may need to be replaced soon). Ask when it was last serviced or checked by a plumbing professional.
  • If the property has a septic tank, make sure there are no leaks and check for excessive odour. Also ask when it was last emptied.
  • If you have access, check the pipes under the house and look for any wet areas that could indicate a leak.
  • Check the drainage in the exterior yard for any leaks that could indicate damaged pipes.
  • Ask if the property has lead pipes; these can lead to poisoning and will need to be replaced.

Nothing beats having a professional check done however, to really put your mind at rest and ensure you are protected. For example, your qualified plumber can use a moisture meter to check for hidden leaks inside walls, so you don’t get any nasty surprises. Summer Water Bill Arrrrrgh!

Summer Water Bill Arrrrrgh!

Summer Water Bill Arrrrrgh!

Summer water bills are notoriously high, but there are a few things you can do to save money on your quarterly bill.

Paying too much for water

Check for leaks around your hot water service, washing machine pipes, dishwasher, taps, toilet cistern, pool filters, outdoor taps and look for spongy damp areas in your lawn. Keep an eye on your water meter, if the numbers are turning while you are not using water, there could be a leak.

Use water efficient appliances and tap ware

Install new water efficient taps or upgrade your current taps by installing flow regulating aerators.

Make sure your washing machine has a least a 4.5 star rating.

Shower heads are now available with star ratings for efficient water use.

Use water wisely

Keep a jug of water in the fridge instead of running the tap for cool water.

Wash fruit and veg in a plugged sink instead of under a running tap.

Only run your dishwasher or washing machine when you have a full load.

Rinse your razor in the sink and use a cup when brushing your teeth, instead of running a tap.

Sweep or blow vac the driveway or paths instead of using a hose.

Plant native plants that require less water.

Use compost to improve your soil and mulch to help keep the water in the ground.

Water the garden in the early morning or evening to reduce evaporation. Wash your car on the lawn and do two jobs at once.

Use a pool cover, uncovered pools lose more than half their volume to evaporation over a year.
