Air Conditioning

A filter you should be cleaning regularly is your air conditioning. A reverse cycle air conditioner is the most energy efficient way to heat your home in winter.

Whether or not you plan on using your air conditioning for heating your home this winter, it’s good practice to perform regular maintenance of your system. You can clean the filters yourself, but unless you have recently had a full professional service of your system, a filter clean is often not enough to ensure the efficiency of your machine and the quality of the air it delivers.

A professional clean removes the build-up of harmful mould, bacteria, pet dander, dead animals, pollen and dust. A clean air conditioner also uses up to 30% less power to run, saving you money.

How old is your air conditioner? If it is over 5 years old, it would be a good idea to get it checked, in case it is due for replacement.

Portable Heaters

If you don’t use air conditioning for heating, there are a few checks you should do before switching on your portable heater. Make sure there are no frays or breakages in the cords. Don’t use an electric heater where it may come in contact with water. Never leave it unattended or in a high traffic area, particularly with children.

Flexi hoses must be checked at least every 6 months to prevent potential house flooding. If your flexi-hose is looking a little worse for wear, you should have it replaced by a licensed plumber as soon as possible.

Safety Switches

Your switchboard gathers dust, debris and moisture over time causing safety switches to slow or even cease. This can be a huge safety risk for you and your family. Safety switches should be tested every 3 months to ensure the mechanism works freely. To test your safety switches, press the “Test” or “T” button. The safety switch should then trip, shutting off power to the circuit. To reset push the switches back to the ‘On’ position.

If it does not stay on, you will need to call an electrician to repair or replace the safety switches to ensure you and your family’s safety.

Smoke Alarms

Fire and Emergency services organisations strongly recommend testing your smoke alarms once a month. To make sure you remember, you could set yourself a reminder for the first weekend of the month. Testing your smoke alarms takes less than 10 minutes but ensures your family has the best chance of staying safe in a house fire.

If you have a new or recently renovated property, you are required by law to have interconnected, photoelectric smoke alarms installed – by a licensed electrician – in every room and hallway. Any homes leased or sold need to meet compliance after 5 years. All owner-occupied residents also need to meet compliance after 10 years.

Sometimes, the mysterious blocking object requires special skills and a dose of courage.

Here are a couple of unusual blockage stories

A plumber by the name of Ed Ernest was once called for one such a blockage, but the mysterious object wasn’t any of the usual suspects. It was, in fact, a squirrel.

When Ed arrived at the home, he was brought up to the toilet, only to discover a squirrel’s tail sticking out of the bowl. He tried to pull on the tail, but the squirrel, against all odds, was still alive! Knowing he needed to be careful, and quick, he removed the toilet from the home’s water supply in its entirety. This was the easiest step.

After disconnecting the water, Ed found the water-logged squirrel poking its head out of the other end of the pipe. He took out his auger and, with some care and precision, he managed to get the head and two front paws of the poor squirrel out of the other end of the toilet. Grabbing the squirrel by the paws, Ed pulled him out completely. The poor thing was in shock but still alive, so Ed took it outside and put it on a nearby tree. In the end, the toilet and the squirrel were saved.

One evening a plumber received a call from a casino manager who had complaints of a backed up sewer line. When they arrived, the clog was so bad that the foreign object had been pushed into the main sewer line, backing up all pipes throughout the casino. They had to act fast or the entire casino would have flooded with raw sewage! A combination of sawing, digging and jetting led to the culprit of four “Thomas the Train” toys that had been flushed down the toilet in the day care of the casino. To say the least, it was a literal train wreck!

Before winter hits it is a good idea to do a thorough plumbing check of your home. This can save you time, money and avoid great inconvenience during the cold winter months.

  • Check for any signs of leaks in exposed pipes and signs of hidden leaks such as mould and water marks on walls, ceilings and floors.
  • Check for rusted and corroded pipes. In case of corrosion you will get to see green stains on brass and copper fittings, and orange rust stains on iron/steel pipes. If not checked regularly and replaced, it may cause leaks.
  • Check the water pressure of the taps and showers. Low flowing water may be due to sedimentation within the pipe, it can also be due to problems with the water line.
  • Remove the shower head and check for any sedimentation. It not only clears the water flow but also prevents corrosion of the shower head.
  • Check the sink, shower and bath tub drain for the speed of water drainage. Slow drainage implies a clogged drain pipe.
  • Take a little time for the drains and pull out loose hair and debris from the mouth of the drains to keep the water flowing down freely.
  • Check the flush of every toilet. Ensure that the toilet water does not continue to flow after flushing. Also see to it that there is no water dripping around the toilet.
  • Check each toilet to see if they are not tilting or moving.
  • Check the tiles around the toilets, sinks and shower. Loose tiles and moving hollow tiles indicate that there is water flow beneath them.
  • Check the bathtub, sink and the toilets caulking to ensure a good seal.
  • Check the garbage disposal system of your sink, if it has one. Follow the manufacturer’s guidelines to keep it clean to avoid malfunctioning and over flowing.
  • Check under all sinks for leaks and damage.
  • Flush your hot water service as per manufacturer’s instructions and check for leaks.
  • Check the taps around the house. To do that you need to turn them on at full speed. If you see water leakage from the handles and valves, they need repair.
  • Visibly check the washing machine hose for any cracks and leaks. Replace the usual rubber hoses with braided stainless ones that are best suited for high pressure of water flow.
  • Check the house septic system for leaks or the need for repair. Also check if it needs emptying.
