You did what?! Common Plumbing Mistakes

You did what?! Common Plumbing Mistakes

You did what?! Common Plumbing Mistakes

There are several common mistakes that homeowners make which often result in plumbers having to be called in to fix the problem.

You did what?!

There are a few things you can do, or not do, to avoid costly plumbing repair jobs.

Here are some of the top mistakes made by DIY aficionados.

Over tightening of plumbing fixtures

The annoying sound of a dripping tap in the bathroom or kitchen area is a common story we hear. However, no amount of turning it tighter and tighter is going to stop the water from coming out. Pushing or pulling on tap handles will only cause them to break and then you will have a real problem on your hands as the water cascades out. Over tightening of plumbing fixtures and appliances can strip the threads that help screw the parts together, leaving you with a repair job that could have been avoided. If you are not an expert in home handyman repairs, call in a plumber to do the work properly for you.

Bath and Shower fixtures are not shelves

Tempting though it might be, to buy a hanging shower rack to save some space and keep all the shower and bath products off the floor and out of the way, this can be a disaster waiting to happen. Plumbers have been called out to stop water gushing out of the shower head because it had been broken off due to the weight of toiletries hanging from the shower unit. The shower head will snap off at the threaded joint, so it is not a simple repair job.

Treating the sink like a garbage chute

Kitchen and laundry sinks can become blocked or damaged due to many forms of waste. As an example, we have found paint, grouting material and even joint compound (used for repairing walls), poured into household sinks. While the liquid part may go through, the solids will harden up and blockages could occur. If fixatives are blocking the sink pipes then it could involve pipe replacement, which is not going to be a cheap option. A build-up of fat, hair and food waste is often an easy repair, but if you have tried a drain clearing compound or plunger and the water still does not drain, it is time to call in the professionals.

Flushing the wrong objects down the toilet

Overflowing toilet bowls are not a pretty sight or the most appealing fragrance to have through your home. Plus, the over-flowing water can cause damage to floors and walls. Plumbers have the best stories of what they have found when it comes to unblocking these pipes, but the usual culprits are toys and household items. If you live with small children, then invest in seat locks until they reach the age where trying to flush toys, a few toilet rolls, clothing, or the front door keys down the toilet is not a fun game anymore!

Will Winter cost you money?

Will Winter cost you money?

Will Winter cost you money?

Winter is here, so it’s the time to do a safety check in your home to avoid any expensive surprises. These PlumbSpec tips will help.

Will Winter cost you money?

Air Conditioning

A filter you should be cleaning regularly is your air conditioning. A reverse cycle air conditioner is the most energy efficient way to heat your home in winter.

Whether or not you plan on using your air conditioning for heating your home this winter, it’s good practice to perform regular maintenance of your system. You can clean the filters yourself, but unless you have recently had a full professional service of your system, a filter clean is often not enough to ensure the efficiency of your machine and the quality of the air it delivers.

A professional clean removes the build-up of harmful mould, bacteria, pet dander, dead animals, pollen and dust. A clean air conditioner also uses up to 30% less power to run, saving you money.

How old is your air conditioner? If it is over 5 years old, it would be a good idea to get it checked, in case it is due for replacement.

Portable Heaters

If you don’t use air conditioning for heating, there are a few checks you should do before switching on your portable heater. Make sure there are no frays or breakages in the cords. Don’t use an electric heater where it may come in contact with water. Never leave it unattended or in a high traffic area, particularly with children.

Outdoor gas heaters should be checked before use. You will need to have a licensed gas fitter service your outdoor heater if you have difficulty lighting it, the flame is yellow, or there is a strange smell or noise coming from the heater.

Interior Hoses

Flexible hoses, or stainless steel braided hoses, are a common installation usually found under sinks. Their design means they are vulnerable to kinks, frays and rust and can lead to a burst or leak. Flexi hoses must be checked at least every 6 months to prevent potential house flooding. If your flexi-hose is looking a little worse for wear, you should have it replaced by a licensed plumber as soon as possible.

Safety Switches

Your switchboard gathers dust, debris and moisture over time causing safety switches to slow or even cease. This can be a huge safety risk for you and your family. Safety switches should be tested every 3 months to ensure the mechanism works freely. To test your safety switches, press the “Test” or “T” button. The safety switch should then trip, shutting off power to the circuit. To reset push the switches back to the ‘On’ position.

If it does not stay on, you will need to call an electrician to repair or replace the safety switches to ensure you and your family’s safety.

Smoke Alarms

Fire and Emergency services organisations strongly recommend testing your smoke alarms once a month. To make sure you remember, you could set yourself a reminder for the first weekend of the month. Testing your smoke alarms takes less than 10 minutes but ensures your family has the best chance of staying safe in a house fire.

Smoke alarm legislation

If you have a new or recently renovated property, you are required by law to have interconnected, photoelectric smoke alarms installed – by a licensed electrician – in every room and hallway. Any homes leased or sold need to meet compliance after 5 years. All owner-occupied residents also need to meet compliance after 10 years.

You found WHAT in the Toilet?!

You found WHAT in the Toilet?!

You found WHAT in the Toilet?!

Plumbers often find unusual things in toilet systems. With the right tools, they are usually dealt with fairly easily. However, sometimes…

You found what in the toilet

Sometimes, the mysterious blocking object requires special skills and a dose of courage.

Here are a couple of unusual blockage stories

A plumber by the name of Ed Ernest was once called for one such a blockage, but the mysterious object wasn’t any of the usual suspects. It was, in fact, a squirrel.

When Ed arrived at the home, he was brought up to the toilet, only to discover a squirrel’s tail sticking out of the bowl. He tried to pull on the tail, but the squirrel, against all odds, was still alive! Knowing he needed to be careful, and quick, he removed the toilet from the home’s water supply in its entirety. This was the easiest step.

After disconnecting the water, Ed found the water-logged squirrel poking its head out of the other end of the pipe. He took out his auger and, with some care and precision, he managed to get the head and two front paws of the poor squirrel out of the other end of the toilet. Grabbing the squirrel by the paws, Ed pulled him out completely. The poor thing was in shock but still alive, so Ed took it outside and put it on a nearby tree. In the end, the toilet and the squirrel were saved.

One evening a plumber received a call from a casino manager who had complaints of a backed up sewer line. When they arrived, the clog was so bad that the foreign object had been pushed into the main sewer line, backing up all pipes throughout the casino. They had to act fast or the entire casino would have flooded with raw sewage! A combination of sawing, digging and jetting led to the culprit of four “Thomas the Train” toys that had been flushed down the toilet in the day care of the casino. To say the least, it was a literal train wreck!

Your Autumn Plumbing Checklist

Your Autumn Plumbing Checklist

Your Autumn Plumbing Checklist.

Before winter hits it is a good idea to do a thorough plumbing check of your home. This can save you time, money and avoid great inconvenience during the cold winter months.

Your Autumn Plumbing Checklist from PlumbSpec

Here at Plumbspec we have put together a basic plumbing checklist for you:

  • Check for any signs of leaks in exposed pipes and signs of hidden leaks such as mould and water marks on walls, ceilings and floors.
  • Check for rusted and corroded pipes. In case of corrosion you will get to see green stains on brass and copper fittings, and orange rust stains on iron/steel pipes. If not checked regularly and replaced, it may cause leaks.
  • Check the water pressure of the taps and showers. Low flowing water may be due to sedimentation within the pipe, it can also be due to problems with the water line.
  • Remove the shower head and check for any sedimentation. It not only clears the water flow but also prevents corrosion of the shower head.
  • Check the sink, shower and bath tub drain for the speed of water drainage. Slow drainage implies a clogged drain pipe.
  • Take a little time for the drains and pull out loose hair and debris from the mouth of the drains to keep the water flowing down freely.
  • Check the flush of every toilet. Ensure that the toilet water does not continue to flow after flushing. Also see to it that there is no water dripping around the toilet.
  • Check each toilet to see if they are not tilting or moving.
  • Check the tiles around the toilets, sinks and shower. Loose tiles and moving hollow tiles indicate that there is water flow beneath them.
  • Check the bathtub, sink and the toilets caulking to ensure a good seal.
  • Check the garbage disposal system of your sink, if it has one. Follow the manufacturer’s guidelines to keep it clean to avoid malfunctioning and over flowing.
  • Check under all sinks for leaks and damage.
  • Flush your hot water service as per manufacturer’s instructions and check for leaks.
  • Check the taps around the house. To do that you need to turn them on at full speed. If you see water leakage from the handles and valves, they need repair.
  • Visibly check the washing machine hose for any cracks and leaks. Replace the usual rubber hoses with braided stainless ones that are best suited for high pressure of water flow.
  • Check the house septic system for leaks or the need for repair. Also check if it needs emptying.

Hidden Plumbing Problems Can Cost Thousands!

Hidden Plumbing Problems Can Cost Thousands!

Hidden Plumbing Problems Can Cost Thousands!

30 percent of homeowners see their dream home turn into a nightmare because they didn’t notice plumbing problems before they purchased.

Here are a few examples of plumbing nightmares encountered by new homeowners.

Hidden Plumbing Problems Can Cost Thousands

The above photo was an expensive lesson learned by the new owner of a home worth over 1.5 million dollars. It had beautiful kitchen and bathroom renovations all put on old clay sewer pipes that collapsed shortly after settlement. This cost the new owners $20,000 to repair.

Did you hear the one about the homeowners that found out the gas supply was coming through the taps?

Gas burning out of taps

Or the handyman who repaired a leaking roof for the previous owners by hiding it behind a fresh coat of paint…

Handyman Paint Covers up roof problems

The scariest part of these horror stories is that the owners had the properties inspected prior to purchase, and none of these issues were picked up by the building inspectors. Most buyers don’t check the plumbing before they buy because it isn’t their area of expertise, but some building inspectors don’t have that expertise either.

10 problems to check before purchase or even check for in your existing home:

  • Be sure to check your roof. It can cost anything from $10,000 to $50,000 to replace a damaged, leaking roof. Is there rust or buckling? Are there plants growing in the gutters?
  • Are there any soggy areas in the lawns or gardens, this could signify inadequate drainage or a leaking septic system.
  • Is it easy to access the roof? Sometimes people conceal access points to hide damage, so be sure to ask your inspector if they had any trouble viewing inside the roof.
  • Is the roof newly renovated or painted? Is it a fix or a cover up?
  • Has there been any new inside tiling done? Has it been done properly with the correct waterproofing? Water seepage can lead to big costs to repair.
  • Has the house had any kitchen or bathroom renovations done? Were they done by a professional or a home handyman? Ask for the name of the professional used and thoroughly inspect the renovated area.
  • Check at the back of toilets for leaks, a quick mop before you inspect can hide a leaking cistern or pipes.
  • Ask for a map of the current drainage system. This can avoid costly gardening mishaps and also help you to identify if any big plumbing repairs have been done.
  • Look for damp spots on walls and ceilings, any leaks should be detected by an inspector, but any major damage that is obvious at time of purchaser inspection should be taken into consideration as a possible big expense later.
  • Check the age of the hot water system. You’ll find this information on its badge. They have a life of 8-10 years if poorly maintained or 15-20 years if they have been regularly serviced. If the unit is any more than 8 years old, factor in the cost of a replacement in the future.

If you have any concerns about your existing home or a home you are purchasing, why not contact the professional team at Plumbspec for a peace of mind maintenance check or quality repairs.
